Information for Tenants
Please read these notes carefully. Should you have any questions regarding any aspect of the process of renting a property, please do ensure that you ask at the earliest opportunity to avoid any misunderstanding.
Viewing

Viewing's will usually be accompanied. All of the rental figures listed are
per calendar month and utility bills are not included unless specifically
stated.
Rent and Deposit
A deposit will normally be required and is usually
between one/two months rental. Under the terms of the tenancy agreement, this
is held against damage and dilapidation. Under new legislation, this deposit
is only required when an assured shorthold tenancy is granted to a tenant.
As the managing agent of the property, the deposit will now by law join a
government- authorised deposit protection scheme. If a letting service only
is provided to the landlord, the deposit is initially collected by the Agent
and then transferred to a scheme separately organised by the Landlord. The
rental is paid in advance and per calendar month. This can either be by standing
order, electronic transfer or by payment in advance by cheque.
Pets
Many of our rental properties do accept pets. The 'Properties-to-Let'
page indicates where pets may be considered.
References
References will be required from all tenants. In some
cases, a guarantor will also be required. There is a charge of £50.00
plus VAT for each and every applicant. In the event that the prospective tenant
does not proceed owing to change of circumstance or the references are returned
as unsuitable, this amount is not returnable. There are no other charges to
the tenant unless specifically stated.
The Tenancy Agreement
The tenancy is normally based on an initial 6 month
period unless otherwise stated. The rental is exclusive of utilities unless
otherwise stated. All rental funds and the deposit will be required in advance
and must be in cleared form prior to the tenancy commencing. During the term
of the tenancy as previously mentioned, the tenant is responsible for payment
of all utilities/services at the property including BT or a similar supplier,
the TV licence and other such charges, e.g. usage of cable or satellite television
is the tenant’s responsibility. The tenant is responsible for keeping
the property clean and tidy and the regular upkeep of the garden unless otherwise
stated in the tenancy agreement. The tenant is responsible for replacing everyday
consumables, for instance light bulbs, batteries for doorbells and smoke detectors.
The tenant must not carry out any re-decoration to the property without prior
consent of the landlord or place screws or nails within the walls for decorative
purposes. If this is required, permission must be sought from the landlord
or agent. Under the terms of tenancy, the property and its contents (including
carpets and windows ) must be thoroughly cleaned at the end of the tenancy.
